Zoning Analysis and Site Analysis

Reducing time and risk when executing site surveys and zoning variances

Let us help you save time, reduce risk and maximize resources by executing a Due Diligence Zoning Analysis for your existing buildings. Burnham experts will perform a thorough assessment of your building’s condition as it pertains to all aspects of code compliance. We also provide zoning variance request guidance and will review your project in order to determine any possible municipal objections.

Site Survey and Zoning Analysis can include any or all of the following services:

Existing Conditions Site Surveys

  • Obtaining existing drawings, aerial photos, plats, or other reference information
  • Photographing and documenting existing construction, exit paths, emergency lighting and exit signs, horizontal dimensions (doors, corridors, stair treads, etc.) and vertical dimensions (stair risers, headroom clearance, handrails, guardrails, reach range items, etc.) to confirm compliance with applicable building codes
    • Preparing written and photographic report of survey

Zoning Analysis

  • Verifying zoning ordinances to determine district, FAR, allowed uses, bulk regulations, parking and loading requirements, special regulations (variances and administrative adjustments), signs, non-conforming structures and uses, conditional approvals, or planned development criteria
    • Preparing required reports and communication
    • Conducting follow-up with variance / administrative adjustment requests
